Why South Florida Yards Flood
South Florida's flat coastal terrain, high water table (often within 2–4 feet of the surface), and intense summer rainfall create ideal flooding conditions. When 3–4 inches of rain falls in a single afternoon — common from June through October — soil that's already saturated simply can't absorb more water. With no topographic slope to drain it away, it pools on your lawn.
Common causes we diagnose in Broward County properties: misdirected downspouts depositing roof runoff at the foundation, low spots that act as collection basins, hardscaping that directs sheet flow toward the house, and neighboring properties draining onto yours.
How a French Drain Works
A French drain is a gravel-filled trench containing a perforated 4-inch SDR-35 pipe that collects subsurface and surface water and channels it to a designated discharge point. In South Florida, we terminate French drains with NDS popup emitters — pressure-activated outlets that open when water fills the pipe and close when flow stops, preventing backflow, pests, and odors.
Our French Drain Installation Process
- Site evaluation — We walk your property during or after rain, identify all water entry points, determine the best collection path, and locate the ideal discharge point.
- Utility locates — We call 811 and locate all underground utilities and irrigation lines before any excavation. Mandatory on every job.
- Discharge compliance check — We verify the planned discharge complies with your municipality's ordinances. Many Broward cities restrict street discharge — we know the rules for every city we serve.
- Excavation — We excavate a trench 6–8 inches wide and 18–24 inches deep along the designed route, minimizing surface disruption to your lawn and landscaping.
- Installation — Filter fabric lining, gravel bed, perforated pipe, filter fabric wrap, gravel backfill, topsoil, and sod over the trench.
- Popup emitter — NDS code-compliant popup installed at the discharge point. We test full flow through the system before leaving.
- Restoration — Sod and soil are restored over the trench. Within weeks, the repair is nearly invisible.
Additional Drainage Solutions We Install
- Downspout tie-ins — Running gutters underground 15–30 feet from the foundation to a popup emitter or French drain connection
- Channel drains / trench drains — For driveways, pool decks, and patios that collect sheet flow
- Yard regrading — Correcting negative slope toward the foundation with fill dirt and proper laser-level grading
- Exfiltration trenches — For areas where above-ground discharge isn't permitted and soil allows below-grade absorption
